How Long Should Exterior Paint Last in Middle Tennessee?

The number on the can assumes conditions we do not have. What actually determines your repaint cycle.

The label is a best case

The lifespan printed on a can assumes a properly prepared surface in moderate conditions. Middle Tennessee gives you humid summers, hard rain, and strong sun on south and west exposures, so real-world life here runs shorter than the box suggests. What decides the number is not mostly the paint.

Prep sets the ceiling

A premium product over chalky, unwashed siding will fail before a mid-grade product over properly prepped siding. Washing, scraping what is failing, replacing split caulk, and priming bare wood is what determines whether you get most of the paint’s potential life or a fraction of it. This is the single biggest variable and it is invisible once the job is done, which is exactly why it gets skipped.

Exposure varies by wall

Your house does not age evenly. South and west elevations take the sun and usually fail first. North walls and deep eaves hold moisture and grow mildew. It is normal for one elevation to need attention years before the rest, and doing that wall on its own is often the sensible move rather than repainting everything.

Substrate matters

Wood siding and trim move with humidity and need more maintenance than brick or fiber cement. Cedar brings tannin bleed. Older hardboard is unforgiving once water gets into an edge. What your house is made of changes the cycle as much as what goes on it.

What to watch for

Chalking that comes off on your hand, caulk joints that have opened, paint that has lost its sheen unevenly, and any bare wood at all. Bare wood is the one to act on quickly, because at that point you are no longer protecting paint, you are protecting the house.
